FEES TO LANDLORDS
THESE ARE THE ONLY FEES WHICH COULD BE CHARGED AT THE COMMENCEMENT OF A TENANCY
One month’s rent is charged in respect of let only and managed properties
This fee is in respect of the original listing of the property, advertising on national portals, arranging viewings, referencing, preparing tenancy agreements, collation of all other relevant documentation plus administration up to the point of key hand over. An check in and check out inventory would also be included in this fee if the property is managed.
Monthly management Fee (if managed property)
A management fee of 10% of each month’s rent is chargeable. This fee is in respect of rent collection, invoicing, property maintenance and dealing with contractors plus two property inspections per year (subject to Covid restrictions). The serving of Section 21/8 notices is also included in this fee.
Lodging a deposit with The Tenancy Deposit Scheme
£80 plus VAT to register your deposit with the TDS
Arranging a gas and electrical certificate
Arranging a pre tenancy clean
£30 plus VAT arrangement fees
FEES WHICH COULD BE CHARGED DURING A TENANCY
Extension of tenancy agreements
A charge of £250 plus VAT is made for negotiating and extending a tenancy agreement. Costs have increased due to new legislation.
Extension of deposits
A charge of £35 plus VAT is made for extending a deposit.
