FEES TO TENANTS
THESE ARE THE ONLY FEES WHICH COULD BE CHARGED AT THE COMMENCEMENT OF A TENANCY
Holding Fee
One weeks rent
This holding amount relates to the fee which holds the property for a tenant
It is refundable when the tenancy commences
Deposit
A deposit of five weeks rent is payable at the commencement of a tenancy
Rent
One and a half months rent is payable at the commencement of the tenancy. Two weeks rent is payable in the second month and one complete month is payable in the third month
Pet Deposit
To cover the added risk of property damage, a pet deposit is often required. This deposit is negotiable and agreed between the landlord and the tenant. This extra deposit would be returned at the end of a tenancy subject to there being no damage caused specifically by a pet.
FEES WHICH COULD BE CHARGED DURING A TENANCY
Loss of security items
A charge would be made if a tenancy loses keys or security items such as a fob.
Unpaid rent
A charge of 8% interest above Bank of England base rate would be charged from the day the arrears commenced.
